Niceville and Bluewater Bay attract families prioritizing education. The 10-minute commute to Eglin makes it ideal for that installation’s workforce, though Hurlburt personnel face 30-minute drives. Affluent neighborhoods like Bluewater Bay, Dana Pointe, and Swift Creek feature single-family homes averaging 2,078 square feet. Expect to pay premium prices—around $276 per square foot—for access to the area’s highest-rated schools.

Crestview delivers the most affordable housing with a country atmosphere. The trade-off is commute time: 30-45 minutes to Eglin and roughly an hour to Hurlburt. However, Duke Field personnel enjoy just a 20-minute drive, making Crestview popular with 7th Special Forces Group families. New developments in South Crestview provide modern homes with larger lots than coastal areas offer.

Valparaiso sits directly outside Eglin’s east gate, offering 10-20 minute commutes and affordable homes with median prices around $334,000. The diverse military community includes many long-term residents alongside rotating families. One significant consideration: jet noise is constant, with aircraft taking off and landing throughout the day and night.

Shalimar provides waterfront living with dock access and a 5-10 minute Eglin commute. The small waterside community offers quiet residential streets while remaining close to Fort Walton Beach shopping and dining.

Mary Esther is the clear choice for Hurlburt Field personnel, sitting just five minutes from the installation. The Santa Rosa Mall and major retailers are nearby, and housing prices remain moderate at $323,000 median.

Navarre in Santa Rosa County offers the largest homes for BAH money plus beautiful, less-crowded beaches. The Holley by the Sea community alone contains 4,700 homes with recreation centers and pools. However, the hour-long commute to Eglin limits its practicality for that base’s workers, while Hurlburt commuters face 20-30 minutes.

Highway 98 congestion can double your commute during tourist season

Traffic patterns significantly impact quality of life on the Emerald Coast. The region welcomes 4.5 million tourists annually, with over 80 percent visiting during summer months. US Highway 98—the main artery connecting all communities—experiences severe congestion from March through Labor Day.

Summer commutes along Highway 98 can double or triple in duration. The Mid-Bay Bridge backs up every Saturday during peak season, sometimes until 6-7 PM. Weekend arrivals create the worst conditions, with Saturday afternoons from 3-7 PM being particularly brutal.

The district earned 793 points in the 2024-2025 assessment, with 92 percent of schools receiving A or B ratings. The 88 percent graduation rate exceeds state averages, and middle school students rank third in math, fourth in science, and sixth in English language arts statewide.

For military families specifically, Okaloosa County holds the Purple Star District of Distinction designation, recognizing exceptional support for military-connected students. The district serves the highest percentage of military students in Florida.

Niceville schools consistently rank highest. Collegiate High School at Northwest Florida State College holds an A+ rating and ranks 50th in Florida, with 90 percent math proficiency and 92 percent reading proficiency. Niceville Senior High maintains a 96 percent graduation rate. The Okaloosa STEMM Center in Niceville achieves 99 percent Algebra 1 proficiency and 97 percent Geometry proficiency.

Fort Walton Beach High School and Choctawhatchee Senior High both earn A ratings. Crestview High School rates B+ but boasts a remarkable 97 percent graduation rate and strong career and technical education programs.

Families choosing Navarre should note it falls under Santa Rosa County Schools, a separate district that also maintains strong academic performance.

Pet owners face significant rental market challenges

Finding pet-friendly housing requires starting your search early—ideally three to six months before your report date. The competitive rental market already presents challenges, and adding pets narrows options considerably.

Fort Walton Beach has approximately 17-19 pet-friendly houses for rent at any given time, plus around 166 pet-friendly apartments. Most landlords charge $100-$150 per pet fees or $10 per night per pet. Breed restrictions are common, with pit bulls frequently prohibited. Weight limits vary by property.

On-base housing through Corvias allows pets but prohibits certain breeds including Pit Bulls (American Staffordshire and English Staffordshire Bull Terriers), Rottweilers, Doberman Pinschers, Chows, and wolf hybrids. Any dog demonstrating aggressive behavior—unprovoked barking, growling, fence running, or biting history—is also prohibited.

Temporary Lodging Facilities accommodate pets, though rooms are limited. Eglin’s facilities have 20 pet-friendly units out of 32 total, while Hurlburt offers 17 pet rooms. Maximum two pets per unit are allowed (cats, dogs, hamsters, or guinea pigs only). Current vaccination records—rabies, Bordetella, and Distemper for dogs; rabies for cats—must be presented at check-in. If pet rooms are unavailable, no non-availability forms are issued, meaning you’ll need to find alternative kennel arrangements.

The Pet Welfare organization on Eglin AFB, a non-profit, no-kill shelter operating since 1982, assists military members who must surrender pets due to PCS circumstances.

Temporary lodging requires advance reservations

TLF availability fills quickly, especially during the May-August PCS season. Reserve rooms immediately upon receiving orders.

Hurlburt Field’s Commando Inn provides 24 TLF units plus 243 Visiting Officer Quarters and 91 Visiting Airman Quarters. The facility operates 24/7 and can be reached at (850) 884-7115. All rooms are non-smoking.

TLE entitlement covers 21 days for CONUS PCS moves, with possible extensions up to 60 days in housing shortage areas. If base lodging is unavailable, the lodging office issues a non-availability certificate allowing you to book off-base at government rates.

Several off-base hotels offer military rates. Holiday Inn Resort Fort Walton BeachHoliday Inn Express Eglin Area, and Wyndham Garden Fort Walton Beach all honor government per diem rates. The Island Resort provides government rates including parking and complimentary breakfast.

Hurricane season runs June through November, with August and September presenting the highest risk. Destin has the 10th-highest hurricane risk in the United States—higher than anywhere else in Florida. The 2004 season when Hurricane Ivan struck demonstrated that property values can crash significantly following major storms.

Evacuation planning is essential. Fully evacuating the area takes approximately 30 hours, and bridges close when sustained winds reach 40 mph. Having an evacuation route planned and bags packed before season starts prevents last-minute chaos.

  • Insurance preparation: Secure homeowners and flood policies immediately upon arrival. Florida homeowners insurance averages $11,759 annually—roughly four times the national average. Flood insurance through the National Flood Insurance Program averages $792-$865 yearly but can exceed $2,000-$5,000 in high-risk VE zones.
  • Hurricane deductibles: These are typically a percentage of your home’s insured value rather than a flat fee. Understand your policy’s specifics.
  • Wind coverage: In high-risk coastal areas, wind damage may require separate coverage.
