If you are choosing between Pensacola and Panama City, here is the short version. Pensacola is the larger city, with a metro area more than twice Panama City’s, older, established neighborhoods, and more services within a short drive. Panama City is smaller, and many of its homes were repaired or rebuilt after Hurricane Michael in 2018. Its metro area has also grown faster in recent years.
Both cities sit on the Gulf in the Florida Panhandle, both run on Central Time, and they are roughly 100 miles apart along U.S. 98. Below, we compare them on the things that tend to decide a move: size, housing, military installations, costs, hurricane exposure, and what move day looks like in each.

City size and Pace of life
Pensacola is much larger than Panama City. The Pensacola metro area, which includes Escambia and Santa Rosa counties, had an estimated 549,173 residents in 2025. The Panama City metro area had about 226,826 residents. In practice, that means Pensacola has more hospitals, shopping, dining, and job options within a short drive, along with more traffic on its main corridors.
Panama City’s numbers tell a different story. The city’s population fell from 36,484 in 2010 to 32,939 in 2020, and much of that drop followed Hurricane Michael. Since 2020, though, the wider Panama City metro area has grown by an estimated 13.1%, faster than the Pensacola metro’s 7.7% over the same period. Many newcomers settle in surrounding communities such as Lynn Haven and Panama City Beach rather than in the city itself.

Housing types and what they mean for move day
As of June 2026, Zillow put the typical home value at $268,527 in Pensacola and $287,003 in Panama City. Values vary widely by area in both markets. In the Pensacola metro, Gulf Breeze ($480,617) and Navarre ($ 420,498) sit well above the city figure. Around Panama City, Lynnhaven ($327,410) and Panama City Beach ($416,066) are also higher.
The housing stock itself differs, and that affects how a move is planned:
- Pensacola has older neighborhoods near downtown, such as East Hill and North Hill, with historic homes, mature trees, and narrower streets. Expect tighter truck turns, porch steps, and older doorways that may require disassembling furniture. Newer subdivisions are common farther out in areas like Cantonment and across the county line in Pace.
- Panama City has a larger share of homes that were repaired, rebuilt, or newly built after 2018. Newer construction usually means wider doors and easier access, but many newer neighborhoods have HOA rules on truck parking, move hours, and street use.
In both areas, bridges shape the route. Moves to Gulf Breeze cross Pensacola Bay, and moves between Panama City and Panama City Beach use the Hathaway Bridge. Plan crossing times around rush hour and summer beach traffic.

Military bases and commute patterns
Military installations are a major reason people move to either city, and the bases point in different directions.
Pensacola is home to Naval Air Station Pensacola, the center of Navy flight training and the home of the Blue Angels. Naval Air Station Whiting Field, another training base, is in Milton in Santa Rosa County. If you are assigned to Whiting Field, communities in Santa Rosa County, such as Milton and Pace, can shorten the drive compared with living in central Pensacola.
Panama City is next to Tyndall Air Force Base, which took a direct hit from Hurricane Michael. According to the Air Force, the storm damaged 95% of the base’s buildings. Tyndall has since gone through a multibillion-dollar rebuild and is transitioning to an F-35A fighter wing. Naval Support Activity Panama City is also nearby.
If your orders are for Eglin Air Force Base or Hurlburt Field, neither city is the closest option. See our PCS guide to Eglin AFB and Hurlburt Field for housing areas closer to those bases.
Cost of living comparison
Both cities share Florida’s main cost advantage: there is no state personal income tax. Beyond that, the biggest differences tend to come from housing and insurance rather than everyday costs.
- Home prices: At the city level, Pensacola’s typical home value was about $18,500 lower than Panama City’s in June 2026. Neighborhood choice matters more than the city average.
- Homeowners and flood insurance: Premiums depend on the home’s age, roof, elevation, flood zone, and distance from the water. Get insurance quotes before you sign a purchase contract, and check the property on the FEMA Flood Map Service Center.
- Wind mitigation: In Florida, a wind mitigation inspection can document features such as roof straps and impact-rated openings that may lower your premium. Newer homes built to current code often score well.

Hurricane season and storage planning in both cities
Atlantic hurricane season runs from June 1 through November 30, and both cities have recently experienced major storms. Hurricane Michael made landfall near Mexico Beach on October 10, 2018, as a Category 5 storm and caused widespread damage in Panama City. Hurricane Sally came ashore near Gulf Shores, Alabama, in September 2020 and brought severe flooding and wind damage to the Pensacola area.
For a move in either city, a few habits help:
- Build a buffer of several days into moves scheduled between August and October, when storm activity usually peaks.
- Keep important documents, medications, and valuables with you, not on the truck.
- If your closing date and move-out date don’t align, short-term storage can hold your belongings until the home is ready. Ask whether the storage is climate-controlled, since humidity is a concern for wood furniture, artwork, and electronics in the Panhandle.
- Photograph furniture and electronics before the move to document their condition.

Planning a move between Pensacola and Panama City
Some people compare these cities because they move between them. At roughly 100 miles apart, the drive usually takes about two hours, longer in summer traffic. A few planning points:
- Pricing method: Moving companies price a move of this distance differently. Some charge by the hour, including drive time, and others quote a flat rate. Ask which method applies and what is included before you book.
- Two access checks: Confirm parking, elevator, and HOA rules at both the old and the new address. Missing a rule at either end can delay the day.
- Bridge and traffic timing: Starting early helps the truck avoid peak traffic on U.S. 98 and at bridge crossings.
